Our goal is to provide a safe and clean environment for every resident to enjoy. As such, we perform criminal background, and credit checks on every resident over the age of 18.<\/p>\n

Leasing Philosophy:<\/strong><\/p>\n

Our residents are mostly long-term residents some living on the property for as long as 18 years. The average residency is significantly longer than the average residency of two or three years found in most apartment communities. What we are looking for are residents with a reliable source of income. We are no longer accepting applicants who have just started employment or require third party assistance for move-in expenses. As a general rule, we prefer applicants with an income three times the rental rate. We do work with HUD administered Section 8 but not with privately funded housing programs. We also accept co-signers.<\/p>\n

We employ a blended approach to applicant screening in that we blend an applicant’s income, the apartment’s lease rate, and credit history to form a risk assessment score provided by CoreLogic. Consequently, an approved applicant could be strong in one area and weak in another. Every applicant is required to provide proof of employment in the form of paystubs. Letters from employers are not accepted.<\/p>\n

All money is paid through our on-line partners of ZellePay. We highly recommend ZellePay because it is a free secure service supported by your major banking institution.<\/p>\n

Move in requirements include an approved credit and background check and documented source of income verifiable by employer paystubs.\u00a0 The application fee is $75 up to two applicants. (Everyone over 18 years of age will need to apply.) The security deposit is $1,000 and is potentially fully refundable. And lastly a full month\u2019s rent. If moving in the middle of the month the proration is applied in the second month of occupancy.<\/p>\n

To reserve an apartment for a period no greater than two-weeks beyond the availability date all that is required is an approved application, payment of the application fees, and a $300 holding deposit. The holding deposit is applied towards the security deposit. Is fully refundable within 72-hours of the approved application. Or is forfeited upon cancellation.<\/p>\n
